Buyer's guide: Alwar
Alwar real estate is priced far below the main Delhi suburbs: our 51 listings have a median asking price of €87,749. Houses and plots dominate, and the first question for any overseas buyer is whether Indian law lets you buy at all.
Asking prices from current RealEstateAbroad listings, converted to euros. Only 14 listings include a usable size, so the per-m² figure is indicative only.

Houses account for 25 listings, land for 18, apartments for 7 and commercial for 1. Bedrooms: 9 two-bedroom, 5 four-bedroom, 3 one-bedroom and 2 three-bedroom homes.
Plots are frequent, so check the land use. Compare with land in India, houses in India and apartments.
Alwar is in northeastern Rajasthan, roughly 150 km from Delhi, and it is part of the wider National Capital Region. The Sariska Tiger Reserve is close, and industrial areas around the district generate local job demand. Improved highways have made it a growing commuter and investment market, though the lower price reflects its distance from Delhi and slower rental demand.
NRIs and OCIs may buy residential and commercial property in India but not agricultural land, plantations or farmhouses. Foreign nationals of non-Indian origin who live abroad cannot buy; they are limited to leases up to 5 years or inheritance, unless they obtain RBI permission. Many Alwar plots are agricultural or in unapproved layouts, so verify land-use conversion and the registry. Stamp duty and registration in Rajasthan add several percent to the price, so confirm current rates with a local advocate.

Generally not. Foreign nationals of non-Indian origin who live abroad can take a lease of up to 5 years or inherit property, but cannot buy outright without RBI permission. Confirm your status with an Indian advocate before spending money.
NRIs and OCIs can buy residential and commercial property but not agricultural land, plantations or farmhouses. Because many Alwar plots are classed as agricultural, check the land-use status of every plot before you pay a deposit.
Large plots lower the average and only 14 listings give size data. Treat it as indicative.
Hire a local advocate to verify the title chain, land-use status and mutation records, and check that the layout is approved by the relevant authority. Visit the sub-registrar's office, confirm there are no loans or disputes against the plot, and pay by traceable bank transfer.
