Buyer's guide: Kazbegi
Kazbegi, officially Stepantsminda, lies on the Georgian Military Road beneath Mount Kazbek, one of the Caucasus' highest peaks, and is the country's best-known mountain destination. We list 155 properties here, with prices quoted in Georgian lari, and many offers are building plots and larger parcels rather than finished flats.
Prices in this table are asking prices from current listings on RealEstateAbroad. We show them in Georgian lari (GEL) because that is how local sellers price. The median size is large because many listings are plots, so price per square metre is low compared with finished buildings.
| Indicator | Value |
|---|---|
| Listings | 155 |
| Median asking price | 283,000 GEL |
| Median price per m² | 220 GEL |
| Median size (land and buildings) | 1,433 m² |
Only a small share of listings state a bedroom count, which is typical when much of the stock is land or half-finished buildings. Of those that do, there are four-bedroom and five-plus properties alongside a few smaller ones. Expect a mix of plots with mountain views, family houses, guesthouses and small hotel projects. Compare other Georgian options on our Georgia budget property page and Georgian property under €100k.
Because the stock is varied, the best way to compare is by price per square metre of land and by what is already built, how much it would cost to finish it and what permits it holds.
Stepantsminda is a small town in a valley at roughly 1,700 metres, above which the Gergeti Trinity Church sits against the snowy backdrop of Mount Kazbek. Hiking trails, horse riding and winter sports bring visitors throughout the year, with summer and early autumn peak seasons. The town has guesthouses, restaurants and small hotels, and the housing mix includes traditional stone houses and newer chalets.
Tbilisi is about 150 km away along the Georgian Military Road, which takes three to four hours in good conditions. The road passes the Jvari Pass and the Gudauri ski resort, and winter snow or landslides can close it briefly. The Dariali Gorge and the Russian border are just to the north. Infrastructure is improving, but power and water supply, winter heating and internet quality should be checked property by property.
In Kazbegi the land is the asset. Check access road, utilities and permits before you fall for the view.
Our Georgia buying guide and Georgia financing guide set out the steps.

Foreigners can buy non-agricultural land, but not agricultural land. The land category must be checked in the Public Registry.
Local sellers price in Georgian lari, and some quote in US dollars. Always confirm the currency in the contract.
Usually, but snow, avalanches or landslides occasionally close the Military Road, so allow extra time.
Many owners do. You will need the right zoning and registration, and tourist demand is seasonal.
Roughly 150 km by road, about three to four hours.
