Buyer's guide: Didgori
Property for sale in Didgori is mostly a land-and-country-house market in the hills west of Tbilisi. Our 53 listings on RealEstateAbroad have a median asking price of GEL 141,000 (current asking prices, quoted in Georgian lari because we have no euro conversion for this sample), with a median size of 1,500 m².
The figures below come from current listings on RealEstateAbroad. Sizes are large because most listings are plots or houses on sizeable parcels, and there is no breakdown by property type in our feed, so treat the statistics as indicative.
| Indicator | Value |
|---|---|
| Median asking price | GEL 141,000 |
| Median price per m² | GEL 104 |
| Median size | 1,500 m² |
| Listings | 53 |
The feed does not classify the property types, and only 4 listings state bedrooms (all with three). That tells us most advertisements are for land or for homes where room counts were not entered. Expect plots of around a thousand to two thousand square metres, with or without a small house. Price per m² is low, at GEL 104, because the land is rural and often not yet serviced.
Didgori is best known for the 1121 battle in which King David IV defeated a much larger Seljuk army, commemorated by a large monument on the ridge. The villages around it lie in the hills outside Tbilisi, with clean air and views, and make a weekend-home or small-farm market rather than a commuter suburb. Tbilisi is the nearby city, and Saguramo, north of the capital, is another village-style market near the city. Batumi is on the Black Sea coast, far to the west, and is a different type of market, not a neighbour. We have no coordinates for this locality, so confirm the exact position on a map.
Georgia is open to foreign buyers, with an important exception: foreigners may not own agricultural land. This is critical in village areas, where much land is agricultural. Ask for the cadastral code and check the registered land category on the public registry before paying a deposit. Buyers can usually own non-agricultural land and buildings freely. Registration is quick and there is no heavy purchase tax, and from 1 March 2026 a property worth at least $150,000 qualifies for a residence route.

Foreigners can buy non-agricultural land but not agricultural land. Many village plots are classified as agricultural, so confirm the category on the registry before signing.
Our database has no euro conversion for this sample, so the median is shown in GEL (GEL 141,000).
The median size is 1,500 m², although individual listings vary widely.
