Ananuri is a village on the Georgian Military Road, about 70 km north of Tbilisi, known for its fortress above the Zhinvali reservoir. Property for sale here is largely houses and rural plots, with a median asking price of GEL 377,000 across 56 listings. Georgian rules on land for foreigners are strict, so we start there.
What foreigners can own
Foreign nationals can buy apartments, houses and commercial property in Georgia, but not agricultural land. Many mountain plots are classed as agricultural, so a plot that looks like a house site may be off limits. Confirm the cadastral classification before paying a deposit. Since 1 March 2026 a property purchase of $150,000 or more is the threshold for a residence route; a lower purchase does not give residency.

The village and its surroundings
Ananuri has a medieval fortress complex, a reservoir with views and easy road access to Tbilisi, roughly 1.5 hours away. Beyond it the road climbs towards Gudauri ski resort. Buyers are mainly Tbilisi residents wanting weekend houses, and people drawn to the mountains. Winter road conditions, water supply and heating are the practical issues.
Check whether a house is year-round habitable and whether it is on mains power and water.
