Three-, four- and five-plus-bedroom homes are almost evenly split (29, 32 and 30 listings), with two at two bedrooms. Four land plots and four apartments complete the list. In Danish usage a villa is simply a detached house, so the 21 villa listings are not necessarily luxury properties.
Hals is a quiet coastal community with a harbour, beaches and a ferry across the fjord, in a region of summer cottages and sailing. It is roughly half an hour from Aalborg, the main city of North Jutland, which supplies jobs, a university and an airport. Winters are long and windy, and many houses are used seasonally.
For jobs and services see Aalborg and Nørresundby. Smaller towns include Storvorde, Hadsund, Brønderslev and Sæby.
Because many homes here are used part of the year, ask neighbours and the local municipality about year-round services, winter road clearing and how well the property is insulated for Danish weather.
This is the key issue. Non-residents generally need permission from the Ministry of Justice to buy property in Denmark, and holiday homes are the hardest category to get approved. EU nationals who live in Denmark are usually exempt. Purchase costs include a registration duty of about 0.6% of the price plus a fixed fee. A lawyer should confirm eligibility before you make an offer. Read our Denmark buying guide, the financing guide and the Denmark overview.
