Windsor's neighbourhoods include Walkerville, a historic area with Victorian homes and a distillery heritage, Riverside along the Detroit River with parkland, South Windsor with newer subdivisions and Forest Glade in the east. The University of Windsor and St. Clair College feed rental demand. The Ambassador Bridge and the Detroit-Windsor Tunnel connect to the US, and Detroit Metropolitan Airport is a common option for flights, in addition to the small Windsor airport. Toronto is about four hours by road.
Buyers include local families, cross-border commuters, students' parents purchasing investment flats, and healthcare workers. Winters are cold, so check insulation, furnace age and basement waterproofing, since flooding events have affected the region.
Ontario imposes a 25% Non-Resident Speculation Tax on purchases of residential property by foreign nationals and foreign corporations across the province. At the federal level, the Prohibition on the Purchase of Residential Property by Non-Canadians Act applies to many Canadian cities and surrounding areas and was scheduled to run to the end of 2026; confirm its present status and any exemptions with an Ontario real estate lawyer. Commercial property is typically outside the ban, so check the lawyer's view on mixed-use purchases.
Other costs include Ontario land transfer tax (progressive), legal fees, title insurance and home inspection. Municipal property tax is levied annually on assessed value. Mortgages for non-residents usually need at least a 35% down payment; see Canada financing and the mortgage calculator. The Canada buying guide covers the legal steps.
Windsor's economy rests on automotive manufacturing, healthcare, education and cross-border trade. When the car industry is strong, local employment and house prices tend to follow; when plants cut shifts, demand softens. This cyclicality is the main risk for investors, but it is also why entry prices are low compared with other Ontario cities.
Owners should budget for municipal property tax, which is higher as a percentage of value than in the Toronto area, home insurance, heating through the cold months, and basement waterproofing where relevant. If you plan to let a house to students, check zoning and licensing rules near the university. Our valuation tool and the contact team can help assess a specific address.
For the Greater Toronto Area, look at Toronto, which is much costlier. Within Ontario Ottawa is another government-driven market. Western alternatives include Calgary and Edmonton. The Canada country page indexes the rest.
Windsor is where Canadian prices are lowest for a major Ontario city, but the 25% non-resident tax and the federal ban make eligibility the first question.

By our numbers, yes. The median asking price of €300,853 is far below the figures for Vancouver-area markets. The gap is largest for detached houses.
Americans are treated as foreign nationals for the Ontario Non-Resident Speculation Tax and the federal ban unless an exemption applies. Commercial property and, in some cases, rural land are treated differently, so consult a lawyer.
Three-bedroom houses are the largest group in our listings, but we do not break prices out by bedroom count. Review individual listings and compare with the market median.
Lower entry prices can support rental yields, with student and healthcare demand, but the local economy relies on the auto industry, which is cyclical. Cross-border tariffs and plant decisions matter.
