You can compare with other provinces on the Canada house listings and Canada land listings pages.
Timmins grew around gold mining in the Porcupine camp and remains a regional service centre for northeastern Ontario, with a hospital, college campus and a long winter. Buyers are mostly local workers, mining and trades professionals, and people drawn by lakes and hunting and fishing country. Heating costs, snow clearing and roof condition are real running costs, so budget for them. Distances are large: Toronto is a very long drive, so this is not a commuter market.
Canada's federal ban on foreign purchases of residential property runs to 1 January 2027, with no extension announced at the time of writing and a replacement framework reported. The ban covers many urban areas, so confirm whether a specific Timmins property falls inside it, and whether you have an exemption such as permanent residence or a work permit. Ontario's non-resident speculation tax of 25% is a separate cost for non-resident purchases.
Our Canada buying guide and Canada financing page set out the wider picture.
At €166,050 the median is low enough to tempt investors, but the federal ban and Ontario's 25% non-resident tax must be settled first.
Kirkland Lake and Kapuskasing are the nearest towns on our list and offer a similar northern price level. Toronto is hundreds of kilometres south, so see it as a completely different market. Return to the Canada page for the full list.

Local incomes, a resource-based economy and distance from large cities keep prices low. Our median asking price is €166,050, far below Canada's big metros.
Under the federal rules, non-Canadians are barred from many residential purchases until at least 1 January 2027. Exemptions exist, so take advice on your status and the property's location before making an offer.
Yes: 30 of our 127 listings are land. Check zoning, road access, services and whether mineral or timber rights are separate from the surface title.
Winter heating, property tax and insurance. Older houses may have oil or electric heat, so ask for 12 months of bills.
Rental demand is tied to mining and local services, so it can swing with commodity cycles. Treat rental yields as unproven until you have local rent evidence.
