St. Marys is a small town in Perth County, south-western Ontario, on the Thames River, with a heritage downtown and the Canadian Baseball Hall of Fame. It lies between Stratford and London, with Woodstock and Ingersoll to the south and South Huron and Huron East to the north and west. Buyers include commuters, retirees and downsizers.
St. Marys gives buyers a walkable centre, a limestone quarry converted into a swimming spot and a quieter pace than London or Kitchener-Waterloo. Houses with three bedrooms dominate, so first-time buyers and young families make up much of local demand. The median size of 102 m² is compact, which is partly why the median price per m² (€3,306) is higher than in larger-home towns. Heritage homes need roof, wiring and foundation checks, and a pre-purchase inspection is standard in Ontario.
Federal restrictions apply until 1 January 2027 and Ontario charges a 25% Non-Resident Speculation Tax. Older stone houses need careful inspection. Ontario also levies land transfer tax on completion.

Yes, Ontario charges a progressive land transfer tax on completion, separate from the NRST. Land transfer tax is calculated on the price in tiers, so ask your lawyer for the exact figure.
12 of 77 listings are apartments, usually in smaller buildings. Check condo or strata-style fees for each building, as they affect monthly costs.
