The township lies along the St. Lawrence Seaway, with freighters passing close to shore, boating and fishing nearby, and a long cycling route along the river. Ottawa is roughly 90 minutes to the north, Cornwall and Brockville are close by, and Montréal is about two hours east. It suits retirees, remote workers and cottage-seekers who want river access without Toronto prices.
Check flood history for riverside lots and the type of heating, since many older houses use oil or electric baseboards.
Ontario land transfer tax is tiered from 0.5% to 2.5% (thresholds of $55,000, $250,000, $400,000 and $2 million) and is paid by the buyer. Non-residents also face the 25% Non-Resident Speculation Tax, with limited exceptions, so ask your lawyer whether it applies to your purchase. The federal ban on non-Canadian residential purchases runs to 1 January 2027.
Our Canada consultation guide and mortgage page cover steps in more detail.
For a non-resident in Ontario, the 25% speculation tax can outweigh any price advantage.
