Houses make up 84 of the listings, with 6 land parcels and 2 commercial properties. Bedroom counts are thin for this set, with 11 four-bedroom homes, 7 three-bedroom, 6 with five or more, 3 with two and 1 with one. The sharp jump between the median and the 75th percentile points to acreages and larger rural homes at the top, while the low median suggests older or modest houses. See the national house and commercial pages.
Rocky Mountain House is the main service town, with the Rocky Mountain House National Historic Site nearby, and Alberta's eastern Rockies, lakes and rivers lie to the west. The economy has long relied on energy, forestry and agriculture, and tourism is growing around Nordegg. Calgary and Edmonton are each a few hours' drive, so this is not a commuter market. Winters are long and cold, and some roads become difficult. Buyers are usually locals, trades families, outdoors enthusiasts and people seeking inexpensive acreage.
Alberta has restrictions on farmland ownership by non-Canadians, so check the status of any rural acreage. Canada's federal ban on foreign purchases of residential property runs to 1 January 2027 and a replacement is reported, so confirm how it applies to rural properties. Alberta has no land transfer tax, only modest land titles fees. Inspect wells, septic systems and road access, and ask about oil and gas leases or pipelines on the title. A local lawyer is essential; see the Canadian buying guide and financing page.
Cheap acreage in Clearwater County is only a bargain if the well, road access and title all check out.
No near neighbours are in our data, so the links are bigger markets, not nearby ones: Calgary, Edmonton and Toronto. Everything else is on the Canada page.

Many rural homes are older and small towns have lower demand than cities. The upper quartile is far higher, so prices are very uneven.
There are restrictions for non-Canadians, so check with a lawyer before buying any agricultural land.
It is a few hours' drive from both Calgary and Edmonton, so day commuting is unrealistic.
Alberta does not charge one, but land titles registration fees apply.
Check the well, septic field, road access, outbuildings and any mineral or pipeline rights.
