Buyer's guide: Red Deer
Red Deer is Alberta's third-largest city, positioned on Highway 2 almost exactly between Calgary and Edmonton. It offers some of the lowest entry prices in our Canadian coverage: 507 listings, with a median asking price of €256,942.
All figures come from asking prices in current RealEstateAbroad listings. The lower quartile starts at €187,990, and the upper quartile ends at €344,700, so most homes cost a fraction of a Toronto or Vancouver equivalent.

Houses: 374. Apartments: 104. Commercial: 28. Land: 1. Four-bedroom homes are the largest group at 145, with 125 three-bedroom, 88 with five or more, 74 two-bedroom and 25 one-bedroom. Many listings are bungalows, bi-levels and newer two-storey family homes. Browse houses and apartments across Canada.
Red Deer's economy rests on regional services, health care, education at Red Deer Polytechnic, agriculture and energy. Because its fortunes follow Alberta's oil cycle, prices have been steadier and lower than in Calgary. The city has an extensive trail network along the Red Deer River and is within roughly an hour and a half of both bigger cities, though public transport is limited, so you will need a car. Winters are long and cold.
Canada's national prohibition on residential purchases by non-Canadians covers most foreign nationals, subject to exemptions, so a pure overseas investor may not be able to buy at present. Alberta itself charges no land transfer tax, only title and mortgage registration fees. Ask a lawyer for the latest federal position, and read the Canada guide and consultation page.
