Powell River, BC: Waterfront Homes and Coastal Property for Sale

Powell River is not connected to the rest of the BC road network on the mainland side in the usual way: you reach it by BC Ferries from Comox on Vancouver Island or via the Earls Cove to Saltery Bay ferry from the south Sunshine Coast. That isolation keeps prices down and creates a tight-knit community, with a former mill town heritage, arts scene and outdoor recreation on Powell Lake and the Sunshine Coast Trail.

On Vancouver Island, the Comox Valley towns of Comox and Courtenay are across the Strait of Georgia and make a useful comparison, as do Campbell River, Qualicum Beach and Parksville. Halfmoon Bay is on the Sunshine Coast, south of Powell River by road and ferry.

British Columbia is one of the strictest provinces for non-residents. A 20% foreign buyer tax applies to residential purchases in designated regions, and the federal ban on foreign purchases of residential property runs to 1 January 2027, with a replacement framework reported but not confirmed.
