Houses are 244 of the listings and apartments 177, which makes the condo share higher than in some other Canadian places we cover. There are 16 commercial properties, 7 plots and 2 villas. By bedroom, 114 have two, 89 have three, 75 have five or more, 71 have four and 67 have one. Houses with secondary suites account for part of the five-bedroom group. See the national apartment listings for condo comparisons.
The city has the Traboulay PoCo Trail around the Coquitlam and Fraser river area, a downtown with the Leigh Square arts hub and a station on the West Coast Express commuter train to Vancouver, supplemented by bus routes to SkyTrain. Mary Hill and the northern areas have family housing, while newer apartments cluster around transit. Prices are lower than Vancouver proper but still high. Flood plain areas exist, so ask about diking and insurance. Compare Vancouver and Surrey, or the Ontario market in Toronto.
Canada's federal limits on non-Canadian purchases of residential property apply, and British Columbia also levies an additional Property Transfer Tax of 20% on foreign nationals buying in Metro Vancouver and other designated regions, with limited exemptions such as for some permanent residents or work-permit holders. Provincial speculation and vacancy taxes can hit owners who leave homes empty. Seek legal advice on eligibility and tax before making an offer. Our Canada guide lists the steps, and financing for newcomers explains deposit levels.
In Metro Vancouver the additional foreign buyer taxes can matter more than the headline price.
For condos, review strata minutes, depreciation reports and special assessments before you buy.
