The economy is based on forestry, a pulp mill, fishing and tourism, and the inlet offers sheltered boating. Highway 4 crosses the island to the Pacific coast, past Cathedral Grove. Nearby are Parksville, Qualicum Beach, Nanoose Bay, Lantzville, Comox and Courtenay.
Winters are wet but mild, and island ferries are a cost of getting back to the mainland. Earthquake and tsunami awareness is part of life on this coast.
Waterfront and view properties around the inlet command a premium and have their own issues: shoreline setbacks, riparian rules, septic systems and, for some lots, water access by boat only. Tsunami hazard maps and flood lines should be reviewed, and insurers may restrict cover for low-lying lots. Ask whether a property is connected to city water and sewer or relies on a well and septic field. Bring a surveyor for any acreage, because boundaries on older rural lots are sometimes unclear.
The federal ban on foreign purchases of residential property runs to 1 January 2027, and BC has its own foreign-buyer tax of 20% in designated regions. Check whether the property's location is covered, because the regional lists are specific. BC property transfer tax is graduated and payable by the buyer. A lawyer or notary handles conveyancing.
