Pembroke is a small city on the Ottawa River in Renfrew County, roughly 150 km north-west of Ottawa. It serves as the regional hub for the upper Ottawa Valley, with a hospital, a college presence and links to the Algonquin Park area. Petawawa, next door, is home to a large military base, which keeps rental demand steady. Closer to Ottawa lie Arnprior, Mississippi Mills and Carleton Place.
Ask for the heating type, since many older Renfrew County homes use oil, propane or electric baseboard, and winter costs vary a lot. Check property tax bills, which the municipality sets annually. Radon testing is common in parts of Ontario. If you are looking at a commercial building, review zoning, tenancy and any environmental history with a lawyer.
The federal foreign-buyer ban runs until 1 January 2027, and Ontario applies a 25% Non-Resident Speculation Tax. Commercial property is treated differently from residential, but confirm with a lawyer. Rural homes may rely on well and septic systems; inspect them.

It is a small regional city far from the Greater Toronto Area, so demand and wages are lower. Local wages are lower than in the Ottawa area, which keeps asking prices below the national level.
Nearby military activity in Petawawa supports it, but verify local rents before assuming yields. Run the numbers on rent, vacancy and property tax before assuming a return.
The residential ban does not usually cover commercial property, but legal advice is needed for mixed-use buildings. Commercial purchases can bring GST/HST and environmental checks, so ask for a Phase I review where relevant.
Septic, well water, heating (oil or propane) and roof condition for older houses. Winter heating costs can be high in the Ottawa Valley.
