Houses (771) dominate, followed by apartments (171), land (83) and commercial (24). Three-bedroom (262) and five-plus (245) homes lead, followed by four-bedroom (186), two-bedroom (164) and one-bedroom (75). The high five-plus count points to large family houses, many with suites.

Maple Ridge's town centre, Haney, has the West Coast Express commuter rail to downtown Vancouver, which takes about an hour. Albion is a growing area with new homes, Silver Valley sits on forested hillsides, and Hammond is an older mill neighbourhood on the river. Golden Ears Provincial Park is on the northern edge, offering lakes and hiking, and Alouette Lake is nearby. The Lougheed Highway and the Golden Ears Bridge link to Surrey and Coquitlam.
Buyers are Vancouver-area families seeking space and acreage, commuters and outdoor enthusiasts. Floodplain areas along the Fraser and Pitt Rivers need careful checks, as do rural properties with wells or septic systems.
British Columbia imposes an additional 20% property transfer tax on residential purchases by foreign nationals and foreign corporations in designated regions, which include Metro Vancouver (Maple Ridge belongs to the Metro Vancouver area). On top of that, the federal prohibition on non-Canadians purchasing residential property, in place from 2023 with an expiry set at the end of 2026, covers most non-resident buyers in urban areas. Check exemptions and current status with a BC lawyer.
Also note the provincial speculation and vacancy tax and the foreign-owned empty-home rules, as well as the property transfer tax itself (progressive from 1%). Mortgages for non-residents require large down payments. Learn more on the Canada financing page and in the Canada consultation guide.
Property tax in Maple Ridge is levied annually on assessed value, with a provincial school tax and extra charges for homes over a certain value. Many houses have secondary suites, so ask whether they are legal and permitted: unpermitted suites can affect insurance and resale. Rural properties may rely on wells and septic fields that need inspection, and some acreage lots have conservation covenants that limit tree clearing.
The Pacific Northwest rain means roof, drainage and moisture checks matter. For earthquake preparedness, check that the home is bolted to its foundation. Use our valuation tool for a quick check, and write via the contact page for help finding a BC real estate lawyer.
For the city itself, see Vancouver and Surrey. Compare with eastern markets Toronto and Ottawa or prairie cities Calgary and Edmonton. The Canada page has the full list.
Maple Ridge trades commute time for space: you can have an acreage or a suited family home at a lower price than Vancouver, if you qualify to buy.

Generally not unless an exemption applies. The federal ban and BC's 20% foreign buyer tax both apply to the Metro Vancouver area. Permanent residents and citizens are not affected.
The median asking price across all property types is €714,536. Half of the listings are between €469,504 and €1,015,483.
Yes, substantially so for detached houses, though condos and townhouses closer to the city can cost less per square metre than houses further out.
The West Coast Express train runs in peak hours to downtown Vancouver, and driving takes 45 to 90 minutes depending on traffic.
Floodplain areas near the Fraser River need attention, and forest-edge areas could face wildfire smoke. Check flood zone maps and insurance.
A secondary dwelling unit that meets municipal building and zoning rules. Legal suites can generate rental income; unpermitted suites may be ordered closed or may be uninsurable.
From accepted offer to completion usually takes 30 to 90 days, depending on conditions such as financing and inspection. A conveyancing lawyer or notary handles title transfer and tax payments.
