Buyer's guide: Langley
Langley sits on the eastern edge of Metro Vancouver, where suburbs give way to farmland, and RealEstateAbroad lists 1,938 properties there. The median asking price is €588,291, or €4,007 per m², noticeably less per metre than Burnaby or Richmond. It is a family market of houses and townhouses, with a rural edge that appeals to buyers who want space, horses or a small hobby farm.

Houses number 1,167, apartments 650, land 82 and commercial 39. Two-bedroom homes are the largest group by count (511), but larger homes are well represented: 413 listings have five or more bedrooms and 393 have three, 311 four, and 181 are one-bedroom. The top quartile begins above €1,002,882, which is where acreages, equestrian properties and newer executive homes sit.
Many apartments are condos and stacked townhouses near Willowbrook and Langley City, handy for first-time buyers. Compare houses in Canada and condos or look at land for building plots.
There are two municipalities: the City of Langley, a compact urban centre, and the larger Township of Langley, which includes Willoughby, Walnut Grove, Murrayville, Aldergrove, Fort Langley and rural farmland. Willoughby is the fastest-growing area, with new townhouse and single-family developments and schools. Fort Langley is a heritage village with a historic fort, cafés and a riverside setting. Aldergrove, near the US border, has lower prices and a country feel. Wine tasting rooms and farm stands appear throughout the Township.
Transport is mainly by car along Highway 1 and the Fraser Highway, and the Surrey-Langley SkyTrain extension is under construction, so check its latest schedule. The Peace Arch and Aldergrove border crossings make Washington State easily accessible.
Canada restricts purchases of residential property by many non-Canadians, with exemptions. In British Columbia, an additional property transfer tax for foreign buyers applies in designated regions that include Metro Vancouver, and the Agricultural Land Reserve restricts the use of farmland. If you plan to buy an acreage, check ALR status because it limits subdivision and building size. Confirm the current rules with a BC lawyer.
Our Canada buying guide, financing for Canada and Canada analysis explain the process, and the mortgage calculator will give a payment estimate.
Langley's rainy winters make drainage and moisture important. On a house, check the crawl space, gutters and grading, and look for signs of leaks around windows in 1990s and 2000s construction, when some builders used methods that proved less durable in the wet coastal climate. On acreages, ask about the water source (municipal or well), the septic field's age and any flood-plain designation along the Salmon River or Fraser River. Equestrian buyers should confirm that zoning allows the number of animals and a barn. Strata townhouses in Willoughby are usually newer, but request the minutes and the depreciation report just as you would for any condo.
Property taxes in the Township of Langley are moderate by Metro Vancouver standards, and utility costs are mainly electricity, as natural gas is widely available too.
Ask how old the roof and hot-water tank are, whether there has been any water ingress, and whether the basement suite is legal. On rural lots, request the septic inspection report and the well flow test. Ask what is included in the sale, such as appliances, hot tub or outbuildings, and confirm that building permits were closed for any renovation. In a strata townhouse, request the bylaws, to see rules on pets, rentals and parking.

Yes, generally. Langley's median asking price per m² of €4,007 is below Burnaby, Richmond and Vancouver proper.
A provincial zone that protects farmland. Properties inside the ALR face limits on subdivision and non-farm use, so check before buying acreage.
Willoughby and Walnut Grove are popular for newer homes and schools; Fort Langley is more of a village lifestyle.
Federal restrictions and BC's foreign buyer tax may apply. Speak to a BC lawyer.
The Surrey-Langley line has been under construction. Check current opening dates because they have changed.
On rural and acreage properties, yes. Request inspection and pumping records.
