Buyer's guide: Huntsville
Huntsville is the largest town in Ontario's Muskoka region, about two and a half hours' drive north of Toronto, and property for sale in Huntsville mixes year-round homes, lakeside cottages and building land. We currently show 314 listings.
All figures are asking prices from current listings on RealEstateAbroad, expressed in euros. The wide spread between the lower and upper quartile reflects the pull of waterfront: a town-centre condo and a lakefront cottage are in different markets entirely.
| Measure | Huntsville |
|---|---|
| Median asking price | €407,416 |
| Central half of listings | €285,197 to €688,272 |
| Median price per m² | €4,251 |
| Median floor area | 102 m² |
| Properties for sale | 314 |
Of the 314 listings, 159 are houses, 89 are apartments or condos, 56 are land and 10 are commercial. Three-bedroom properties lead with 100 listings, then 72 two-bedrooms, 42 one-bedrooms and 23 four-bedrooms. Only ten listings have five or more bedrooms, so very large homes are rare.
The 56 land listings mean you can plan a build, but private lots need permits, a septic system and often a well. Shoreline rules are strict, so ask for a survey and confirm whether road access is public or private.
The town sits among lakes and forest, close to Algonquin Park, and it works as both a four-season resort area and a service centre for surrounding townships. Summers are busy with boating, while winter brings skiing and snowmobiling. Public transport is limited, so expect to rely on a car.
Nearby communities to compare are Bracebridge, Gravenhurst, Dysart et al, Orillia, Penetanguishene and Midland. Each has its own balance between cottage and permanent residents.
Canada's federal ban on foreign purchases of residential property is in place until 1 January 2027, with a new framework reported. Whether a particular Muskoka property falls inside the ban's scope depends on its location and use, so have a lawyer confirm. Ontario separately applies a 25% non-resident speculation tax to many foreign buyers.

It is one of Muskoka's best-known towns, with lakes, services and Algonquin Park close by. Waterfront properties cost far more than the median, so filter by lake access.
Rules on foreign ownership of residential property and Ontario's non-resident tax can apply. Rural vacant land is treated differently from homes, so get legal advice first.
Roughly two and a half hours by car in normal traffic, which can lengthen sharply on summer Friday evenings.
Water source and quality, septic condition, winter road access, shoreline allowance and whether the building is insulated for year-round use.
