Hawkesbury lies on the Ottawa River, in the United Counties of Prescott and Russell, with the Quebec shore opposite and Ottawa roughly an hour's drive west. It has a mostly French-speaking population, a paper-mill legacy and local services, and is a base for people who work in Ottawa or locally. Prices are well below Ottawa's, which draws first-time buyers and investors.
The river brings spring flood risk in some low-lying areas, so check flood history and insurance.
Ontario applies a 25% Non-Resident Speculation Tax province-wide, and the federal prohibition on non-Canadian purchases of homes (to 1 January 2027) applies in defined urban areas, which you should test for this address. Land transfer tax steps from 0.5% to 2.5% across the price bands. Non-resident borrowers are often asked for roughly 35% down by Canadian lenders.

Clarence-Rockland and Russell are on the route toward Ottawa, Cornwall lies to the south-east, and Ottawa is the capital. Aylmer and Mississippi Mills are separate markets farther west. See Canada.

About an hour by road.
It helps, as most residents speak French, but English is widely used in business.
Low-lying areas along the Ottawa River can flood. Check history.

Prices are low, but rents also are. Verify local yields.
