Houses and cottages account for 36 listings, land for 12 and commercial for 5. Bedroom counts are small: 18 homes have three bedrooms, 7 have two, 5 have four, 3 have one and 4 have five or more. Waterfront cottages sit at the top of the price range, with inland or non-waterfront homes at the lower end. See the Canada land listings if you want to build.
Hastings Highlands is a township in the Hastings County uplands, around Bancroft and the York River, known for lakes, rock formations and rural four-season recreation. It is roughly three hours' drive north-east of Toronto, so most owners treat it as a seasonal or retirement location. Services are limited: hospital, groceries and tradespeople are mainly in Bancroft, and many roads on lakes are privately maintained. Ask about year-round access, as some cottages are accessible only seasonally.
For comparison, Toronto, Calgary and Edmonton are major city markets in other regions, not neighbours.
Ontario applies a 25% Non-Resident Speculation Tax (NRST) on purchases by foreign nationals, and the federal foreign-buyer ban runs to 1 January 2027. Land transfer tax is charged in brackets of 0.5%, 1%, 1.5%, 2% and 2.5% from CA$55,000, CA$250,000, CA$400,000 and CA$2 million upwards, so budget for it on top of legal fees. Rural properties may have septic, well and shoreline-ownership issues, so use a surveyor and a lawyer.

Foreign buyers face the federal ban until 1 January 2027 and a 25% provincial NRST. Citizens and permanent residents are generally exempt. Check with an Ontario lawyer.
Some are four-season homes and some are seasonal. Ask about insulation, heating, road access and who ploughs in winter.
Around three hours by car, depending on the starting point and traffic.
Many Ontario lake lots include a road allowance between your lot and the water. Your lawyer should confirm what you actually own.
