Houses: 364. Apartments: 95. Commercial: 26. Land: 2. Bedrooms: 133 three-bedroom, 114 four-bedroom, 110 with five or more, 69 two-bedroom and 13 one-bedroom. Many homes are in neighbourhoods such as Timberlea, Thickwood and Beacon Hill. See Canadian houses.
High wages in oil and gas and related trades can support strong rental demand when projects are active, but prices have swung sharply with oil prices. Wildfires forced evacuations in 2016 and again in 2024, so insurance, fire-smart landscaping and proof of rebuilding cover are essential checks. Winters are long, and the city is a drive of about four to five hours to Edmonton. Treat it as a cyclical, income-led market, not a lifestyle destination.
Federal restrictions on non-Canadians buying residential property apply, with exemptions for certain workers and residents. Foreign oil-sector workers with qualifying permits may be eligible. Alberta has no land transfer tax. Verify with a lawyer. See the Canada guide, consultation and financing.
Request quotes for fire and water-damage cover before you offer, and ask the seller for any record of claims. Because housing demand follows oil-sands employment, ask yourself what happens to the value if the local economy slows. Rebuilt homes after the 2016 fire are newer, while older neighbourhoods may have different construction standards. Look at heating costs and snow-removal arrangements in winter, which can be considerable.
