The city

Elliot Lake grew around uranium mining in the 1950s and reinvented itself as a retirement community after the mines closed in the 1990s. It has lakes, trails, a hospital and a strong seniors' population. The nearest big cities, Sudbury and Sault Ste. Marie, are each about 150 km away, so expect long drives for specialist services. Winters are heavy with lake-effect snow.

Resale demand is mostly local retirees, so liquidity is limited.

Ontario rules for non-residents

Ontario land transfer tax is tiered (0.5% to 2.5% by price bracket) and paid by the buyer; at this price level it is modest. Non-residents also face the 25% Non-Resident Speculation Tax unless an exemption applies, so ask your lawyer. The federal ban on foreign purchase of residential property runs to 1 January 2027, though its reach depends on the property's census classification.

See our Canada buying guide, the financing page and the Canada hub.

At €150,000, the 25% speculation tax can add more than closing costs.

— RealEstateAbroad market note

Sudbury and Sault Ste. Marie are the nearest cities. Toronto is about 7 hours by road and is a very different market.
