Devon is a small town in Leduc County on the North Saskatchewan River, about 30 km south-west of Edmonton and close to the airport. It was founded in the late 1940s after the Leduc oil discovery, and today it is a quiet commuter town with riverside trails and a golf course. Neighbouring towns include Leduc, Beaumont, Spruce Grove and Stony Plain, and the larger cities of Edmonton and St. Albert provide most jobs and hospitals. Buyers are Edmonton-area families, airport and energy-sector workers and retirees.
Canada's federal foreign-buyer ban runs to 1 January 2027, and a replacement framework has been reported but not confirmed. Alberta has no land transfer tax, only title and mortgage registration fees, and foreign buyers are limited to 20 acres of controlled rural land. Budget for lawyer fees, a home inspection and title insurance.
Permanent residents and citizens are exempt from the ban. Our Canada buying guide and financing page give more, and you can test mortgage numbers in the mortgage calculator. See also the Canada overview.
