Buyer's guide: Coquitlam

Coquitlam is a Metro Vancouver city of about 150,000 people, set between Burnaby and the Tri-Cities foothills. RealEstateAbroad lists 1,533 properties for sale, with a median asking price of €594,246 and €5,166 per m². Two-bedroom homes are the largest group (486), then five-plus (273), three-bedroom (271), one-bedroom (227) and four-bedroom (193). The five-plus-bedroom listings sit in family neighbourhoods such as Westwood Plateau, where large houses have mountain views, while condos with one or two bedrooms cluster at Burquitlam and Coquitlam Centre.

Neighbourhoods

Burquitlam, next to Simon Fraser University's Burnaby campus edge and a SkyTrain station, is the biggest redevelopment zone, with many new rental and condo towers. Coquitlam Centre is the main mall and bus hub, with high-rise housing around it. Westwood Plateau and Westwood Heights are hillside communities with golf, large houses and strong schools. Maillardville is the historic French-Canadian district with a village feel, and Burke Mountain is a newer area of townhouses and single-family homes surrounded by forest.

The Evergreen Line SkyTrain reaches downtown Vancouver in around 40 minutes, and the West Coast Express commuter train runs from Coquitlam to Waterfront Station. Pinecone Burke Provincial Park and Lafarge Lake offer outdoor space.

Buying notes for non-residents

Canada's federal ban on certain foreign purchases applies, with exemptions for some work-permit holders and students. BC adds a foreign-buyer transfer tax in Metro Vancouver, and a speculation and vacancy tax may apply to owners who leave a home empty. Confirm your category with a BC real estate lawyer before making an offer.

Pre-sale condos are common in Burquitlam. Review the disclosure statement, the completion date and the assignment rules. Our Canada buying guide, Canada financing page and Canada market analysis set out the broader process.

Costs of ownership

Metro Vancouver municipalities collect annual property tax on assessed value, and Coquitlam's rate is lower than Vancouver's in percentage terms. Strata fees in newer towers depend on amenities, and older wooden-frame buildings may face envelope repairs. BC buyers pay a property transfer tax on a sliding scale, with first-time buyer exemptions for qualifying residents, and new homes carry GST. Hillside houses on Westwood Plateau need attention to drainage, retaining walls and landslide-risk maps. A detailed building inspection and a review of the strata depreciation report help avoid costly surprises.

Questions to ask about a Coquitlam condo

Ask whether the building is concrete or wood-frame, as that affects insurance and long-term repair costs. Request the strata's depreciation report and the last two years of financial statements. Find out if rentals are allowed, whether there is a waiting list for parking and storage, and if the building has had a water-ingress claim. For pre-sale units, ask for the proposed strata fee and the developer's record of completed projects.
