Buyer's guide: Centre Wellington
Centre Wellington is a township in Wellington County, Ontario, made up of the twin towns of Fergus and Elora and the farmland between them. RealEstateAbroad lists 236 properties here, with a median asking price of €532,752 and a healthier supply of apartments (63) than most rural Ontario markets.

There are 154 houses, 63 apartments, 10 commercial listings and 9 plots. Three-bedroom homes lead with 86 listings, then two-bedroom (66), four-bedroom (50), one-bedroom (8) and five-plus (12). The apartment share points to condo and townhouse developments close to the town centres, which makes this a more accessible entry point for first-time buyers than the surrounding farms. Elora is the postcard half, with limestone buildings above the Elora Gorge and a busy small-town centre of galleries, restaurants and festivals. Fergus is the larger, more practical town, with shops, services and newer subdivisions. Guelph and Kitchener-Waterloo are within about half an hour's drive, and the Greater Toronto Area is roughly an hour and a half away in normal traffic.
Buyers include commuters priced out of Toronto, remote workers, retirees looking for a village feel and downsizers selling in the city. Foreign buyers are less common; most purchases are domestic.
Check your status first. The federal ban on foreign purchases of residential property is due to run to 1 January 2027, and a successor framework has been reported but not confirmed. Applicability depends on location, since it targets census metropolitan areas and agglomerations; a lawyer can check the address. Ontario adds a 25% non-resident speculation tax on top, and closing costs include land transfer tax and legal fees.
Our Canada buying guide lays out the sequence and financing for non-residents covers lending. Browse the full Canada market if you are still choosing a region.

Listings are grouped here under Centre Wellington. In general Elora's historic core and riverside locations attract a premium, but check individual listings.
Only if you meet an exemption from the federal ban, and the Ontario tax applies to foreign buyers. Speak to a real-estate lawyer.
63 of 236, which suggests condo and townhouse developments rather than only farmhouses.
Yes for hybrid workers. Daily commuting to Toronto is long, so most residents work locally, in Guelph or in Kitchener-Waterloo.
