Centre Hastings is a municipality in Hastings County, in the countryside north of Belleville and about two hours' drive from Toronto, with Madoc as its main village. Lakes, forest and farmland attract cottage buyers, retirees and remote workers looking for lower prices than southern Ontario cities. Services are small-town and winters are cold and snowy.
Private wells and septic systems are common, so get water-quality and septic inspections.
Two layers matter. Federally, the Prohibition on the Purchase of Residential Property by Non-Canadians is in force until 1 January 2027 and is tied to census-defined urban areas, so a village like Madoc may sit outside it, but that needs a lawyer's confirmation. Provincially, Ontario charges foreign buyers a 25% Non-Resident Speculation Tax, with limited refunds. Land transfer tax is separate and graduated.
We cover the sequence in our Canada buying guide and lending in the financing guide.
Our map has no listings pages for towns right beside Madoc, so the nearest comparisons are big-city markets with very different price levels: Toronto for the province's largest city, plus Calgary and Edmonton in Alberta. The Canada overview lists every region.

It can be, but check zoning, services and conservation authority rules.
