Central Huron is a municipality in Huron County that includes the town of Clinton and the lakeside village of Bayfield, a popular summer and retirement destination. Farmland surrounds the villages, and Lake Huron beaches, sunsets and boating attract second-home buyers. London, Ontario is the nearest large city, around an hour away. Our records lack coordinates for this place, so verify distances yourself.
Lake Huron's clay bluffs retreat over time, so for any lot near the shore ask for a bluff-stability assessment and the setback required by the local conservation authority. Older village houses in Clinton may have knob-and-tube wiring or oil furnaces, while newer builds in Bayfield often carry a premium for lake views. Ask how many months of the year a cottage is usable and whether the water system is winterised. A buyer's inspector with local experience is worth the fee.
Start with the federal residential ban, which is scheduled to lapse on 1 January 2027, and then ask your lawyer whether a village or lakeshore address in Huron County falls within the areas it covers. If you do qualify, Ontario's non-resident tax of 25% is a separate cost that can be refunded only in narrow cases. Then add land transfer tax at Ontario's banded rates. For lakeshore homes, shoreline bluffs, septic beds and private wells deserve more attention than any tax line.
Our Canada buying guide and financing guide set out the order of steps.
Toronto is a major city several hours' drive away, and Calgary and Edmonton are in Alberta, so none of these is a neighbour of Central Huron. They are useful only as price benchmarks. The wider Canada property page shows more markets.

Yes, it is a village within the municipality. Prices there can be higher than inland, so compare by address.
Possibly, depending on the ban's scope and exemptions. Recreational property in non-urban areas may be treated differently, so confirm with a Canadian lawyer.
A 25% non-resident speculation tax can apply to foreign buyers in Ontario, on top of land transfer tax. There are narrow rebate rules, so ask a lawyer how they would apply to you.
Yes in rural areas. Get a septic inspection and a water test.
