There are 43 houses, 14 pieces of land, 3 commercial properties and 3 apartments. Bedrooms centre on three (21) and two (10) or four (10), with only a couple of five-plus. Land is a large share, which suits people building or buying a shoreline or rural lot, but it needs the usual checks on access, services and water frontage rules. See the Canada-wide land page and commercial page.

Bay Roberts sits on the Avalon Peninsula, about an hour's drive from St. John's along Route 70. It has fishing heritage, a harbour, and a long list of coastal walks, and the Baccalieu Trail loops through the surrounding outports. Many residents commute toward the St. John's metro area, while others work locally or remotely.
Winters bring wind, fog and heavy snow, and many homes are heated by electricity, oil or wood, so ask for last winter's bills. Some older houses sit on rock or sloping ground, so have a structural and drainage inspection.
The federal ban on non-Canadian purchases of residential property is set to run until 1 January 2027, with a replacement framework reported but not confirmed; whether a given property is caught depends on its location, so ask a Newfoundland lawyer. The province does not charge a general land transfer tax, to our knowledge, but registration and legal fees apply, so confirm the full list with your lawyer.

For under €170,000, the real work is inspecting the structure and the access road.
Conception Bay South, Paradise and St. John's are within commuting range, with Torbay on the far side of the capital.

About an hour by road, so commuting is possible but long.
The €169,184 median is low for Canada, with a middle range of €121,889 to €220,899.
Some, but the data do not flag them; check each listing for frontage and shoreline rules.
Ask for a year of utility bills; winters are long.
The federal restrictions apply until 1 January 2027; ask a local lawyer how they affect the parcel.
