Land in Bulgaria
Bulgaria has 1,396 land listings on RealEstateAbroad, about 20% of 6,834. Land is the most legally sensitive category for foreign buyers, because non-EU citizens cannot own it directly and zoning differs from plot to plot.
The median asking price across all Bulgarian listings is €223,997 and the middle half is €119,687 to €444,955. Land prices cannot be read from those figures: farmland is sold per decare or hectare at very low prices, while a regulated building plot near Sofia or the Black Sea costs far more. Compare by price per square metre of similar plots.
EU and EEA citizens can generally buy land on similar terms to Bulgarians. Non-EU buyers cannot own land directly, but they can buy it through a Bulgarian company they control. Agricultural land has additional restrictions and pre-emption rights for neighbours and co-owners. Take advice from a Bulgarian lawyer before paying, and read the Bulgaria buying guide.
Sales are completed in front of a notary, who checks ownership and records the deed. Before that, a lawyer should search the property register for mortgages and claims, confirm the seller's identity and authority, and verify the cadastral sketch. A preliminary contract with a deposit is common; make sure it states the conditions and what happens if the search turns up problems. After the deed, the notary registers the transfer with the Registry Agency. Fees include notary charges, local transfer tax (typically a few percent) and registration costs, so ask for a written estimate. Keep copies of every document, since boundary disputes can surface years later.
