Apartments: 81; commercial: 51; houses: 50; land: 34. Bedroom counts are given for only a handful of listings, so use the individual advert. The 51 commercial listings make Burgas more business-minded than Black Sea holiday strips. See Bulgarian apartments, houses and land.
For flats, look at the quality of the building, the heating arrangement and whether the management company is solvent. Communal fees in resort-style complexes can be a trap for absentee owners, so ask for the last annual accounts.
Burgas has a long seafront Sea Garden, a sandy city beach, a lake system with wetlands and a port. Neighbourhoods like Lazur, Slaveykov, Izgrev and Meden Rudnik have the majority of apartments. The old resort of Sunny Beach and the historic town of Nessebar are about 30 to 40 minutes' drive north, and the airport is next to the city. Buyers include locals, Eastern European holiday buyers and investors renting to workers.
Foreigners, including non-EU citizens, can buy apartments and houses (buildings). Land ownership is restricted for non-EU citizens, who usually buy through a Bulgarian company. Notary fees, a local transfer tax of about 2 to 3% and registry fees apply (approx., verify locally). Annual municipal property tax is low. Bulgaria's citizenship-by-investment scheme closed in 2022.

Verify the Act 16 occupancy certificate for new buildings and check for debts on the property.
