Apartments in Bulgaria
Bulgaria lists 1,558 apartments on RealEstateAbroad, about 23% of the 6,834 properties. The category runs from Soviet-era panel flats to new-build units on the Black Sea coast, and the quality gap between them is wide.
Across all property types in Bulgaria, listings show a median asking price of €223,997. The middle half falls between €119,687 and €444,955, and the median price per square metre is €1,596. Apartments in Sofia typically rank at the higher end per square metre, while resort apartments on the coast can be cheap per unit but carry high service charges. Treat the national figure as a guide, not a quote.
Sofia is the biggest market, with tech-sector demand for rental flats. Plovdiv is a popular, lower-priced city with a strong cultural scene. Varna and Burgas provide sea-side living and a summer rental market. Veliko Tarnovo suits buyers who want a historic town on a small budget. See houses if you prefer more space.
Foreigners can buy apartments in their own name; the land restriction for non-EU citizens does not affect apartments in most cases. Typical costs include local transfer tax of around 2% to 3%, notary fees and registration, plus legal fees. Confirm with a lawyer and see the Bulgaria buying guide. For funding, see Bulgaria financing.
The two markets behave differently. City flats in Sofia, Plovdiv and Varna are bought to live in or let long term, and their value follows local salaries and tenant demand. Resort apartments on the coast and in the ski towns are bought mostly for holidays, and many were built in a rush when foreign demand peaked. Some complexes are half empty, with unfinished amenities and unpaid maintenance fees. Visit in winter, talk to owners already living there, and ask the management company for the accounts before you commit. A cheap sticker price can hide annual fees that eat a large part of any rental income.

It is among the lower-priced EU markets, but Sofia and the main coastal towns have risen. Our median asking price is €223,997 across all types.
A purchase alone does not usually grant residency; programmes change, so check current rules.
Some complexes charge annual fees that can be large; ask for the budget.
Sofia has year-round demand; coastal flats rent seasonally.
