Apartments account for 59 listings, houses for 45 and commercial buildings for 36. Two-bedroom homes lead with 33, then 27 with five or more bedrooms, 21 each for three and four bedrooms, and 17 one-bedroom. Many of the larger units are town houses and mixed-use buildings, often divided into flats, which interest small landlords. See apartments in Belgium, houses or commercial property.
The Meuse runs through the city, Outremeuse is a lively island district with its own traditions, and the old centre around the Carré has cafés and shops. The Liège-Guillemins station, with its Calatrava roof, links to Brussels in around 45 minutes and to Paris and Cologne by international train. Students from the university sustain demand for small flats.
Within Belgium, Namur is the other main Walloon city, while Hasselt and Genk lie across the language border in Flanders, where taxes differ. Wavre, Waterloo and Ixelles are part of the Brussels commuter area.
Belgium has no general bar on foreign buyers. The big extra cost is registration duty, which in Wallonia is generally around 12.5% on resale homes, with reductions for some owner-occupiers, plus notary fees. New builds usually carry VAT instead. Always check urbanism certificates and the energy certificate (PEB), because renovation obligations can affect value.

Yes. A median of €249,000 compares favourably with Brussels-area prices, and the €2,019 per m² median is modest.
In Wallonia it is generally around 12.5% on resale homes, though reduced rates may apply to some buyers. Confirm with a notary.
The university drives demand for smaller flats, but check local licensing and building condition.
Not always, but lenders and notaries expect funds to be traceable, so many buyers open one.
