Ghent has a medieval centre with Gravensteen castle, canals along the Graslei and Korenlei, and a large university community of tens of thousands of students. Gent-Sint-Pieters station has fast trains to Brussels in around 30 to 40 minutes, and Bruges and Antwerp are also easy rail trips. The city is known for its food scene and cycling culture, and a low-emission zone applies in the centre.
Buyers are professionals, investors renting to students and families moving from Brussels.
Foreigners can buy freely. In Flanders registration duty is generally 12% of the price with reduced rates for a sole own dwelling, plus notary fees (verify current rates with a notary). New builds bear VAT in place of registration duty. A compromis is signed first, and the notary prepares the deed after due diligence on urban-planning status and the soil certificate. Check the energy performance certificate (EPC), because Flemish renovation obligations apply to buildings with poor ratings.

The suggested links are not neighbours: Brussels is about 55 kilometres by rail, Antwerp is similar, and Anderlecht, Schaerbeek, Ixelles and Uccle are districts of the Brussels region. Compare them as separate markets.
