Land in Belgium

Belgium lists 1,032 plots on RealEstateAbroad, about 11% of 9,198 properties. Building land is scarce in a densely populated country, so the zoning status of a plot matters more than almost any other detail.

Prices in context

The median asking price across all Belgian listings is €325,000, and the middle half falls between €215,000 and €470,000. Plot prices vary hugely: a building plot in Flemish Brabant can cost many times more than farmland in Luxembourg province. Compare per-square-metre asking prices with sales in the same municipality.

Zoning and permits

Belgian land is divided into zones in regional plans: residential, agricultural, forest and others. Only plots in building zones, with road access and utilities, normally qualify for a permit. Buying land that is not buildable is a common and expensive mistake. Ask the notary for an urban planning certificate and check with the municipality. Regional rules on soil contamination also require a soil certificate in Flanders and Wallonia.

Where land is listed

Plots appear near Hasselt, Namur, Arlon and around Liege, where there is more space. Near Antwerp, Ghent and Brussels, land is scarce and costly. See houses if you prefer to buy built.

Checks

  • Planning certificate and permitted building volume.
  • Soil certificate.
  • Utilities and road frontage.
  • Neighbours' rights and easements.
  • Registration duties which can be higher than for houses.

How a plot purchase runs

Belgian land sales start with a compromis signed in front of or prepared by a notary, usually with a deposit of around 10%. The notary then checks title, mortgages, planning status and pre-emption rights, which may be held by the municipality or a tenant farmer. Completion by authentic deed typically follows within a few months. If you plan to build, make the contract conditional on obtaining the building permit, otherwise you could own a plot you cannot use.

Budget for registration duties, notary fees, surveyor costs and connection fees for water, electricity and sewage. Check our financing guide because banks lend against land less generously than against finished homes, and ask the Belgium buying guide team questions through the contact page.

Frequently asked questions

Can I build anywhere I buy land?

No. Only land in a building zone with the right permit can be built on.

Can foreigners buy land?

Yes, without nationality restrictions.

What is a soil certificate?

A document showing whether the soil is polluted, required in some regions.

Do I need an architect?

Usually, because building permits require architect-drawn plans.
