Houses in Belgium

More than half of the 9,198 properties we list in Belgium are houses: 5,034 on RealEstateAbroad. The Belgian dream of a brick house with a garden shapes the market, and the region you buy in changes both the price and the tax bill.

The numbers

Across all property types in Belgium, listings show a median asking price of €325,000, with half of the market priced between €215,000 and €470,000. The median is €2,338 per square metre. Three-bedroom homes are the most common size nationally, with 2,619 listings, followed by two-bedroom (1,830) and four-bedroom (1,406) properties. Houses tend to define the top of the range outside Brussels, since flats dominate the city centre.

Regions matter

Belgium has three regions with their own property rules: Flanders, Wallonia and Brussels-Capital. Registration duties, reductions for a main residence and renovation grants all differ, and rates have been changing in recent years. As a rough guide, registration duty on a second-hand home has been in the range of 12% to 12.5%, with reduced rates or allowances for owner-occupiers in some regions; new builds are generally subject to VAT instead. Verify the current rate with a notary before making an offer.

Where to look

Antwerp and Ghent offer Flemish townhouses at higher prices, while Hasselt is a cheaper regional centre. In Wallonia, Liege, Namur and Arlon provide larger houses for the money, and L'Alleud lies in Walloon Brabant, a popular commuter area south of the capital. Brussels has fewer houses but strong demand from EU staff. If you prefer low maintenance, see apartments.

Checks when buying a house

  • EPC rating. The energy performance certificate affects renovation obligations in some regions.
  • Soil and flood zones. Flanders and Wallonia publish flood-risk maps; check them.
  • Electrical and gas compliance. Electrical installations must be inspected before sale.
  • Urban planning information. Notaries request planning certificates; check permits for extensions.
  • Compromis de vente. The preliminary sale agreement (compromis or voorlopig koopcontract) is binding; read it with a notary.
  • Annual property tax. Withholding (onroerende voorheffing) is based on cadastral income.

Buyers

Belgian families, EU institution staff in Brussels, and cross-border buyers from the Netherlands, France and Germany. Foreigners can buy freely; see the Belgium buying guide and financing page.

Frequently asked questions

Can a foreigner buy a house in Belgium?

Yes, there are no general restrictions on foreign buyers of residential property. Banks lend to non-residents on stricter terms.

Which region is cheapest?

Wallonia is generally cheaper than Flanders and Brussels, but check each location.

Who pays the notary?

The buyer pays the notary fee and the registration duty, which together form the main purchase costs.

Is the compromis binding?

Yes. Conditions such as financing must be written into it.

Do I need a survey?

It is wise to hire a surveyor, particularly for older houses.
