Villas in Vietnam
Vietnam lists 103 villas among its 946 properties on RealEstateAbroad. Many sit inside resort or gated communities in Da Nang, Khanh Hoa, Ba Ria-Vung Tau and around Ho Chi Minh City, where foreign ownership is possible within defined terms.
Foreign individuals can own villas inside approved commercial housing projects, usually for a fixed term of up to 50 years with renewal subject to the law, and subject to caps on the number of houses in a ward. Ask whether the villa has a pink book or is still a promise to deliver one. Some resort villas are sold as condotels or with operation contracts that restrict personal use.
The median asking price per m² across Vietnam is about €1,487 and the median asking price across all Vietnam listings is about €116,217. Villas in beachfront resorts in Da Nang and Khanh Hoa can be higher per m², while inland communities near Ho Chi Minh City or Hanoi vary by developer and phase. Do not trust brochure yields; ask for actual operating results.
Compare apartments and houses, and read the Vietnam buying guide.
Registration fees, VAT on developer sales and a maintenance fund contribution all apply; verify the current rates. Developer instalment plans are common, and bank mortgages for foreigners are limited. See the Vietnam financing page and the market analysis.
Hire an independent Vietnamese lawyer, not one introduced by the seller, to review the contract, the project licence and the ownership certificate procedure. Ask the lawyer to explain tax on resale, how the ownership term is counted and what happens on inheritance. Legal fees are a small cost compared with the sums involved.

Some developers advertise guarantees. They depend on the developer's finances, so treat them with care.
Usually yes, unless it is part of a condotel scheme with restrictions. Read the contract.
It can earn in peak months but is seasonal and management-heavy.
Under current law ownership can be renewed or the property may revert; check the specific wording in your contract.
