Buyer's guide: Ba Ria-Vung Tau
Ba Ria-Vung Tau is the coastal province south-east of Ho Chi Minh City, and property for sale here is mainly beachfront and near-beach apartments plus a strong set of villas. We list 57 properties with a median asking price of €90,291, which makes it far cheaper than the big cities. Foreign ownership rules are narrower than the listing mix suggests, so read the buying notes before you shortlist anything.
These are asking prices from current listings on RealEstateAbroad, shown in euros. They are not transaction prices and negotiation is normal.

Apartments account for 34 of the 57 listings, villas for 14, land for 6 and houses for 3. The villa group pulls the upper quartile up to nearly €300,000. Two-bedroom homes are the largest bedroom group (20), then three-bedroom (14) and one-bedroom (10), with only five listings at four bedrooms or more.
Browse the country-wide apartments, villas and houses pages to see how this compares with Hanoi and the south. Treat the land listings with particular caution, covered below.
The province is known for Vung Tau city, with Front Beach and Back Beach, and for beach towns such as Long Hai and the Ho Tram area further east. Vung Tau is roughly two hours from Ho Chi Minh City by road, and a faster ferry link exists, so many owners are Saigon residents buying weekend homes. Others buy for rental yield during holiday weekends.
Our listings do not carry reliable map coordinates for this area, so check the exact location of any unit on a map before assuming it is beachfront.
Foreigners in Vietnam may buy apartments and, in some projects, houses or villas, but ownership is for a fixed term of up to 50 years, with possible renewal. Foreign-owned units in any one project are capped, and there is a cap on landed houses in a ward. Foreigners cannot own land outright, so do not treat the six land listings as open to you.
Title checks matter. Confirm the pink book (land-use and housing ownership certificate) status of the project, whether it is issued yet, and who holds it. Our Vietnam buying guide walks through the steps, and the Vietnam financing page explains why most foreigners pay in cash. A 2025 administrative reorganisation reportedly merged the province into Ho Chi Minh City, but many listings still use the old name; verify the current address with a lawyer.
Ho Chi Minh City is the nearest large market and the source of most local demand. Da Nang and Hanoi are separate markets hundreds of kilometres away, useful as price comparisons rather than day-trip alternatives. The Vietnam country page lists everything we carry.

Yes, within limits. Foreigners can buy apartments in approved commercial projects and some landed homes, for up to 50 years. Land cannot be owned. Have a Vietnamese lawyer confirm the project is eligible.
It is about 100 km, a two-hour drive in normal traffic, with a ferry option. That proximity is the main reason for weekend-home demand.
No. It is the median asking price across all 57 listings, including inland units and land. Seafront apartments and villas will typically sit towards the top of the range.
Not as a foreigner. You hold a time-limited right of up to 50 years. Ask what happens at renewal and whether the developer has issued the ownership certificate.
It is difficult. Most foreign buyers pay in cash or use staged payments to a developer. See our Vietnam financing guide before agreeing a payment schedule.
