Houses in Vietnam
Vietnam has 152 houses among 946 listings on RealEstateAbroad. The Vietnamese market is dominated by narrow urban townhouses and shophouses, and foreigners are limited to houses in approved residential projects.
Foreign individuals can generally hold houses (townhouses, villas) in commercial housing projects, but not in ordinary neighbourhoods where the land is traded between locals. There is also a cap on the number of houses a foreigner can own within an administrative area, and a limit on the proportion within a ward. Foreigners can't own land. Take Vietnamese legal advice before choosing a property.
Across the Vietnam listings, the median asking price per m² is about €1,487 and the median asking price is about €116,217 across all property types. Houses in prime Ho Chi Minh City districts and Hanoi command high prices per m² because narrow plots hold land value, while beach-town houses in Da Nang or Khanh Hoa can offer more space.
Compare apartments, villas and land.
The Vietnam consultation guide explains the legal process, and the financing page covers payment options. Check the Vietnam analysis for market direction.
Most foreign buyers who want a house in Vietnam pick a villa or townhouse inside a managed project, where title is clearer and the developer has legal experience with foreign sales. Others rent long-term in a local neighbourhood to learn the city first. If you do buy, keep copies of the sales contract, payment receipts and every official stamp, and have your lawyer verify the developer's right to sell. Ask existing foreign owners about their experience with pink book issuance and resale. Currency conversion and repatriation of sale proceeds need bank paperwork, so keep payment records tidy from day one.

Generally not. Foreign ownership is restricted to housing in approved commercial projects.
A multi-storey house with a shop on the ground floor, common in cities and tourist areas.
Inheritance rules for foreigners are specific. Ask a lawyer how the pink book transfers.
For many foreigners, yes. Long leases avoid ownership limits, and you can test an area first.
