Buyer's guide: Da Nang
Da Nang is the largest city on Vietnam's central coast, and most of its 202 current listings are apartments in towers near the beach and the Han River. The median asking price is €143,036, with the middle half of listings between €63,919 and €322,278, and the median price per m² is €1,615.
Apartments lead with 91 listings, then 29 plots of land, 26 houses, 20 villas, 12 commercial units and seven penthouses. The median listing is 88 m². By bedrooms, two-bedroom units are most common (60), followed by 31 one-bedroom, 23 with five or more, 22 three-bedroom and 14 four-bedroom.
See the Vietnam pages for apartments, villas, houses and land. Asking prices are converted to euros; compare individual listings, since plots and villas sit well above the apartment range.

Da Nang combines a long beach (My Khe), the Han River with its bridges, the Marble Mountains and the Son Tra peninsula. It has an international airport close to the centre, relatively orderly traffic and a reputation as one of Vietnam's more liveable cities. Hoi An's old town is about 30 km south, and Hue is a few hours north.
The related city links we hold are Ho Chi Minh City, Hanoi and Ba Ria-Vung Tau, which are separate markets far to the north and south, not neighbours.
Foreigners cannot own land in Vietnam. They may buy apartments and certain houses in approved projects under a limited-term ownership of up to 50 years, which can be renewed once, and quotas cap foreign ownership at 30% of apartments in a building and 250 houses in a ward-level area. Check that the project is eligible for foreign sale and that the developer holds the necessary approvals before paying a deposit.
A lawyer should review the contract and the pink book (ownership certificate) status. Fees and taxes apply at purchase; confirm them locally. Our Vietnam buying guide, financing page and Vietnam overview provide more.
Ask about the project's legal status, handover dates and whether the ownership certificate has been issued. Check how the beachfront view is protected from future building. For rentals, understand management fees and occupancy seasonality, with the rainy season from autumn to winter.

Foreigners can buy houses in approved projects within quotas, but not land itself. Verify eligibility project by project.

Foreign ownership is time-limited, normally 50 years, with one renewal possible.
It has tourist and expatriate demand, but supply of new towers is large. Seek local rental data.
The pink book is the official certificate. Delays in issuing it are a known risk with some off-plan projects.
