Buyer's guide: Tampa
Tampa has become one of Florida's strongest job markets, with finance, healthcare, defence and technology employers driving population growth. RealEstateAbroad lists 1,471 properties for sale, with a median asking price of €415,698 and €2,789 per m². Houses account for most of the listings, but waterfront condos are a significant minority.

Houses number 1,113, apartments 285 and land 57. Three-bedroom homes lead (558), followed by four-bedroom (344), two-bedroom (288), five-plus (140) and one-bedroom (61). Older neighbourhoods have 1950s block-construction bungalows that are often renovated or replaced, while new suburbs to the north and east have larger two-storey homes.
South Tampa, including Hyde Park and Bayshore Boulevard, is the premium urban area, with historic homes and waterfront views. Seminole Heights is a trendy district of bungalows and breweries. Downtown and Channelside have high-rise condos, the Riverwalk and the cruise port. Westchase and Carrollwood are suburban areas with good schools, while New Tampa is further north with newer subdivisions. Across the bay, Saint Petersburg is a separate city with its own market; see our separate Saint Petersburg market.
Tampa International Airport is regularly rated highly and is close to downtown. Traffic over the bridges to Pinellas County can be heavy.
Tampa Bay is exposed to storm surge, and parts of South Tampa and low-lying areas have been flooded in hurricanes such as Helene and Milton in 2024. Flood zone designations change, and premiums vary widely, so get quotes before you commit. Older houses may have cast-iron drains and older roofs that impact insurance eligibility. Florida's property tax is based on assessed value, with the homestead cap not available to non-residents, so expect reassessment at purchase.
Condominium buyers should read the association's most recent structural inspection and reserve study, which are required under newer Florida law for older buildings. Foreign buyers face no restrictions. For overseas buyers the US buying guide and US financing guide explain the process and the loans available.
Tampa has no state income tax and a diverse economy, with MacDill Air Force Base, financial services and a large hospital network. Downtown and Water Street Tampa have attracted new towers, restaurants and a growing sports and entertainment scene, with Raymond James Stadium and Amalie Arena nearby. Heat and humidity last for much of the year, and afternoon thunderstorms are common in summer. If you like boating, ask about bridge clearances and marina fees. For commuting, test the drive on I-275 and the Selmon Expressway, since congestion can be bad at peak.
Tampa's neighbourhoods feel very different. South Tampa and Hyde Park have older homes and walkable streets but flood risk in storms; Westchase and New Tampa offer newer homes and community amenities but longer drives to downtown. Seminole Heights suits those who like bungalows and breweries. Compare insurance quotes for two or three areas before you narrow your search, since the premium difference can be larger than expected.
Within Florida's Gulf coast the obvious comparison is Naples, which is considerably pricier per m². Buyers after a bigger-city feel can look at New York and Brooklyn; those after warm-weather alternatives could test San Diego, Las Vegas or Henderson. The US hub lists every city, and the analysis section frames the market.

Yes, generally. Tampa's median price per m² is €2,789, compared with €4,250 for Miami in our listings.
Yes. Check flood zones and insurance costs, especially in low-lying South Tampa and waterfront areas.
Yes, there are no nationality restrictions. Plan for US tax filings.
Westchase, Carrollwood and South Tampa are popular for schools and amenities, subject to budget.
It helps but is not always required. Many foreign buyers use wire transfers through a US title company.
Population and employment have grown quickly, which has supported prices, though insurance and borrowing costs have slowed the market at times.
Higher-elevation inland suburbs generally have lower risk, but check each address's flood zone.
