Buyer's guide: Scottsdale

Scottsdale is Arizona's luxury market. Current listings on RealEstateAbroad show 1,139 properties with a median asking price of €1,005,721 and a median size of 214 m², almost all in houses with desert views, pools and golf frontage. Neighbourhoods and lifestyle

Old Town Scottsdale has galleries, restaurants and the Fashion Square mall. South Scottsdale and the Arcadia border are more affordable, Paradise Valley is a separate luxury town next door, and North Scottsdale includes Desert Mountain, DC Ranch, Troon and Grayhawk with golf and mountain views. Scottsdale Airpark is a major employment hub. Phoenix Sky Harbor Airport is around 20 to 30 minutes away. The Spring Training baseball season and PGA tournaments draw visitors in winter.

Summer temperatures regularly top 40°C, so many owners are seasonal. Ask about pool equipment, HVAC age and shaded parking. Many communities are gated and have HOAs that restrict rentals, signage and exterior changes.

Buying tips for international buyers

Arizona does not restrict foreign property ownership. Key points:

  • Rentals. Scottsdale requires a licence and has rules for short-term rentals; HOA rules often forbid them.
  • Taxes. Arizona has a state income tax (a flat rate), but property tax is low, typically well under 1% of assessed value. Non-residents pay tax on rental income.
  • Financing. Foreign-national loans normally require 30% or more down; see our US financing guide.
  • Water. Arizona's water supply is under pressure, and the state requires proof of an assured water supply for new subdivisions. Ask about water rights and rates.
  • Closing. An escrow or title company handles settlement, with fees around 1-2%.

Our US buying guide covers legal steps, and the mortgage calculator helps you compare payments.

Owning from abroad

Many Scottsdale buyers are seasonal residents, so remote management matters. A property manager can handle pool service, landscaping, pest control and storm checks while you are away; expect a monthly retainer. Utilities, HOA fees and homeowner's insurance continue year-round, and an unused home in a desert climate still needs the air-conditioning set to a safe level to protect finishes.

Also consider the tax structure. Owning in your own name is simplest, but non-US owners can face US estate tax exposure on US-situated assets above a small exemption, depending on any treaty. A cross-border adviser can help. Use the valuation tool to test a purchase price, and the contact page if you want introductions.

Compare with other markets

The closest Southwestern comparisons in our data are Las Vegas and Henderson, which are lower-priced. San Diego offers a coastal alternative at higher prices per metre. For Florida resort property, look at Naples. See the US analysis page for macro trends.

Scottsdale buyers are paying for lifestyle: golf, mountains and winter sun, with HOA and rental rules deciding what you can actually do with the house.

Buying property in Scottsdale: FAQ

Can foreigners buy a house in Scottsdale?

Yes. Arizona imposes no limit on foreign ownership of residential property. You will need funds, an escrow company and compliance with US anti-money-laundering checks.

What is the typical price of a Scottsdale home?

The median asking price in our listings is €1,005,721. The middle half of listings falls between €598,069 and €1,694,082.

Is Scottsdale only for the wealthy?

Not entirely. South Scottsdale and condos have lower entry prices, but the overall market is skewed upward by luxury homes. Compare with nearby Phoenix suburbs for lower prices.

Can I use my Scottsdale home as a vacation rental?

Possibly, if the local licence rules and any HOA covenants allow it. Arizona law restricts how far cities can ban short-term rentals, but registration and taxes still apply.

How hot does it get in summer?

Daily highs often exceed 40°C from June to September, so many owners spend those months elsewhere. Cooling costs are significant, and so is roof and pool maintenance.
