Buyer's guide: Saratoga
Saratoga is a wealthy foothill city in Santa Clara County at the west edge of Silicon Valley, known for its top-rated schools. RealEstateAbroad lists 67 properties with a median asking price of €3,172,716, making it one of the highest-priced markets on our site.

Even the lower quartile sits near €2 million: this is a market for well-capitalised buyers, and sellers' expectations are high.
Houses are 59 of 67 and apartments eight. Bedrooms: six two-bed, 21 three-bed, 19 four-bed and 21 with five or more. Large lots, views over the Santa Cruz Mountains and modern rebuilds define the top end. Forty of the 67 listings have four or more bedrooms, so family-sized houses are the norm, and the eight apartments are rare finds for buyers who want a lock-and-leave base. Remember that floor area alone does not set value: lot size, school catchment and proximity to the village drive prices as much as the house.

Saratoga has a village centre with restaurants, Hakone Gardens, wineries in the hills and extensive open space. Apple, Google and many other major employers are within a short drive, and demand is driven by technology wealth and schools. The area is subject to wildfire and earthquake risk, so check insurance availability.
Neighbouring cities include Los Gatos, Cupertino, Campbell, Santa Clara, Sunnyvale and San Jose.
Foreign buyers face no restriction in California. Proposition 13 limits annual property-tax growth but resets assessed value on purchase, so expect a bill of around 1% of the price plus local assessments. Escrow, title insurance and a county transfer tax are standard. Lenders require large deposits from non-residents, often 30% or more. FIRPTA withholding applies on resale.
