Buyer's guide: Sarasota
Sarasota is a Gulf Coast city with an arts scene, a pretty downtown on Sarasota Bay and some of the best-rated beaches in the United States. RealEstateAbroad lists 1,464 properties for sale, with a median asking price of €514,035 and €2,997 per m². The spread is wide, with the upper quartile above €1.06 million, reflecting waterfront homes and barrier-island condos.

Houses account for 986 listings, apartments (mostly condos) for 445 and land for 33. Three-bedroom homes lead (569), followed by two-bedroom (484), four-bedroom (219), five-plus (99) and one-bedroom (51). Two-bedroom units are strong because of condos near downtown and on the barrier islands.
Condo buyers should compare the national apartment listings, and house buyers the house listings.
Downtown Sarasota and the Rosemary District have condo towers, restaurants, the Van Wezel Performing Arts Hall and the Ringling Museum nearby. Siesta Key has a famous white quartz-sand beach and a mix of condos, villas and a lively village. Lido Key and Longboat Key are barrier islands with high-end condos and homes. Palmer Ranch and Lakewood Ranch (partly in neighbouring Manatee County) are master-planned inland communities with newer homes and golf, where prices are lower than on the coast. Venice, to the south, is quieter and popular with retirees.
Sarasota-Bradenton International Airport is small, while Tampa's airport is about an hour away.
As elsewhere on Florida's Gulf coast, hurricanes Ian, Helene and Milton affected the area, and wind and flood insurance are significant costs. Flood zones vary even within a street. In older condo buildings, new state requirements for structural inspections and funded reserves have increased monthly fees and special assessments, so ask for the latest engineering report before you buy. Waterfront houses may have docks and seawalls that need maintenance.
Florida has no state income tax, and foreign buyers can buy freely. Sarasota is popular with Canadian, German and British buyers. Our US buying guide sets out the purchase steps and the financing page the loan options for non-residents.
Buyers include retirees from the Midwest and Canada, remote workers, and overseas owners seeking a Gulf-coast second home. The Sarasota arts community, the Ringling Museum, the Asolo Repertory Theatre and a strong dining scene attract an older, affluent audience. St. Armands Circle, a shopping and dining ring on Lido Key, is a local favourite. Families are drawn to the schools of Lakewood Ranch and Palmer Ranch. Before buying, spend time in both the winter season, when traffic and prices peak, and the humid summer, when many seasonal residents leave and the area feels very different.
Sarasota buyers choose between Gulf-front barrier islands, Sarasota Bay properties and inland master-planned communities. Barrier islands offer beach access but higher insurance and condo fees, bay-front houses suit boaters, and inland communities such as Lakewood Ranch offer newer homes with lower risk. Think about how often you will use the beach: many owners find that a ten-minute drive is enough, and save significantly on insurance.
Next door in the Gulf coast price ladder is Naples, which costs more per m² in our data. If you want a bigger city, compare San Diego or New York; for no-income-tax inland options, try Las Vegas or Henderson. The United States hub and US analysis summarise the rest, and the mortgage calculator helps with budgets.
