Buyer's guide: San Marcos
San Marcos is a North County San Diego city built around Cal State San Marcos and the Palomar College neighbourhood, with newer master-planned areas on the hills. RealEstateAbroad lists 169 properties for sale in San Marcos, with a median asking price of €767,924.
Numbers come from current listings on RealEstateAbroad; asking prices, converted to euros.

| Median price per m² | €5,101 |

Houses are 119 listings, apartments 38 and land 12. Three-bed homes (59) and two-bed (49) lead, with four-bed (43), five-plus (12) and six one-bedroom units. The apartment tier gives a relatively cheaper way into North County, which is useful given the €5,101 median per square metre. See apartments in the United States and houses.
Homes in the upper quartile, above roughly €1.1 million, tend to be larger houses in the hillside developments. Apartments mostly mean condominiums, so ask about the HOA, reserve fund and any rental caps before pricing one as an investment.
The Sprinter light rail line connects San Marcos with Escondido and Oceanside, and the I-78 corridor reaches the coast in around 25 minutes without traffic. The university and a biotech cluster feed rental demand. Neighbours include Vista and Escondido, plus coastal Carlsbad and Encinitas, which cost more. Valley Center is more rural, and Rancho Santa Fe is a luxury enclave at another price level.
Water costs and wildfire exposure are real budget items in inland San Diego County. Ask for insurance quotes early, because premiums vary greatly between hill-edge and flatter streets.
Foreign buyers face no general ban in California, and the usual path is an offer, escrow, title insurance and a closing. Budget for property tax around 1% of price, possible Mello-Roos or HOA charges in newer neighbourhoods, and the withholding that applies when non-residents sell under FIRPTA.
