Arcadia is known for citrus-lined streets and ranch houses, the Biltmore area for upmarket homes, Midtown and Downtown for condos and bungalows, Ahwatukee for suburban living, and Desert Ridge and North Phoenix for newer family homes. Camelback Mountain and South Mountain provide trails. Sky Harbor airport is close to downtown and light rail links parts of the city. Summers are extremely hot, so many buyers are winter residents.
Condo shoppers can use the national apartment listings, and anyone building should look at plots.
Arizona's long-term water outlook is worth a question to the seller or agent: ask which utility supplies the address and whether the city holds a designated assured supply. Cooling is the largest utility line in the Valley between May and October, and homes with older ducts, single-pane glazing or west-facing glass can cost far more to run than newer builds with good insulation. Solar leases and rooftop systems are common; read any lease carefully, because a transfer to the next owner can complicate a sale. Landlords should check the city's rental registration rules. Use our valuation tool to benchmark prices and the contact page for local introductions.
Arizona has no foreign-buyer restrictions and low property tax. Foreign-national loans need 30% or more down. Check cooling systems, roofs, pool equipment and water supply. HOA rules may limit rentals. See the US buying guide, financing and mortgage calculator. Compare Las Vegas, Henderson, San Diego or the US page.
Phoenix is a heat-and-water market: cooling, shade and water supply are as important as location.

Yes. Neither Arizona nor the federal government bars overseas individuals from owning a house or condo here.
The median asking price is €433,578; half of listings are between €312,802 and €669,587.
Summer highs often exceed 40°C. Cooling costs are significant.
Rental demand has been strong, but insurance, HOA and tax costs affect net yields.
