Old Towne Orange has a traffic-circle plaza ringed with antique shops, cafes and early 20th-century bungalows, so period homes there are in demand. Chapman University adds a student and faculty rental base. Newer neighbourhoods and gated communities lie to the east towards the Santa Ana foothills.
The city has a Metrolink station, easy freeway access and a short drive to John Wayne Airport and the beaches, although traffic on the 55, 57 and 22 can be heavy.
No rules stop non-US citizens buying in California. Annual property tax is about 1% of the price, with local bonds and sometimes Mello-Roos on newer estates. Homes in historic districts may have design review. For loans, foreign-national programmes often ask for 30% or more down; cash is common. A later sale can trigger FIRPTA withholding.
