Buyer's guide: Ocala
Ocala, in north-central Florida, calls itself the horse capital of the world and is surrounded by thoroughbred farms. RealEstateAbroad lists 1,435 properties for sale, with a median asking price of €247,622 and a per m² price of only €1,693, among the lowest of the Florida cities we cover. Houses and land dominate, with almost no condos.

Houses make up 1,204 listings, land 191 and apartments just 40. Three-bedroom homes are the biggest group (584), followed by four-bedroom (333), two-bedroom (260) and five-plus (64). Many two- and three-bedroom homes are in large 55-plus communities, with the largest of these around On Top of the World and the Villages area just south, while newer subdivisions offer four-bedroom family homes.
Plots of land, including multi-acre parcels, are an important part of the market. See the national land and house pages.
Marion County has the highest concentration of thoroughbred farms in the state, and the area hosts major horse shows at the World Equestrian Center. Rolling pastures, white fences and oak trees give the northwest of Ocala a distinctive landscape. Downtown Ocala has a historic square with restaurants and events. The Ocala National Forest, with springs such as Silver Springs State Park, offers swimming, kayaking and camping.
The city is inland, around 90 minutes from the Gulf and Atlantic coasts, so hurricanes are less destructive than on the coast, though they bring wind and rain. Orlando and Gainesville are each about an hour away.
With acreage comes responsibility. Check zoning and the agricultural exemption on property tax, the well and septic systems, fencing and drainage. Karst geology means sinkholes occur in parts of central Florida, so a geotechnical survey is wise for larger buildings, and insurers may ask for sinkhole coverage details. Horse properties need water supply, barns that meet local codes and sometimes special flood-zone rules.
The lower prices attract retirees and remote workers, and foreign buyers can purchase without restriction. Property tax is at the county level and insurance is generally cheaper than on the coast. See our US buying guide, US mortgage guide and US market analysis.
Ocala is quiet and car-dependent, with strong healthcare services at AdventHealth and HCA hospitals, and the shopping centres along State Road 200. Utilities are moderate, though summer cooling is a major cost, and many rural properties use wells and septic tanks. Home insurance is typically cheaper than on the coast, but you should check the roof's age and the home's wind rating. Property taxes are based on assessed value, and a farm classification can reduce them for qualifying agricultural land. For retirees, the main attraction is the lower cost of living and the proximity to Orlando's airport and theme parks.
If you are looking at acreage near Ocala, check whether the land has an agricultural classification that reduces property tax and whether a change of use would trigger back taxes. Confirm access easements, fencing and water rights. Horse farms often have large barns and arenas whose maintenance costs are significant. A survey and a soil or well test are worth the cost, and a local attorney can check title.
