Buyer's guide: North Las Vegas
North Las Vegas is a house market: of 1,175 current listings on RealEstateAbroad, 1,108 are houses, and the median asking price is €384,409 for a typical 168 m² home. Buyers choose this city for lower prices than much of the Las Vegas valley, new subdivisions and Nevada's lack of state income tax.
The numbers below come from current listings and are asking prices. A tight price range stands out: the middle half of listings sit between €330,771 and €445,199, which is a narrower band than most US cities of this size. That reflects the dominance of tract-built family homes of similar age and size.

| Median home size | 168 m² |
Houses make up 1,108 of the listings, with 42 apartments and 25 land plots. By bedrooms, 525 listings have three bedrooms, 319 have four, 159 have five or more, 144 have two and only 3 have one. If you want a flat, North Las Vegas is not the market; look at Las Vegas instead, or see the national apartment listings.
For buyers who want to build, see US land for sale. Newer subdivisions may require paying a homeowners' association fee, so check the monthly figure before you compare monthly costs.
North Las Vegas is a separate city on the northern edge of the Las Vegas valley. Familiar districts include Aliante, with a golf course and newer homes, Eldorado and the older core near Craig Road. Nellis Air Force Base is nearby and the Apex Industrial Park to the northeast has drawn logistics and manufacturing employers. Interstate 15 and the 215 beltway give access to the Strip and the airport in around 20-30 minutes outside peak traffic.
Summers are extremely hot. Evaluate roof condition, cooling system age, pool maintenance and shade orientation. Water usage rules and turf restrictions in southern Nevada affect landscaping costs. Typical buyers are local families, military personnel, remote workers relocating from California and investors who rent homes to long-term tenants.
Nevada does not restrict foreign ownership of residential property. You still need:
Nevada has no state income tax, and property tax is capped at annual percentage increases for owner-occupied homes. Closing costs usually run a couple of percent of the price. The US buying guide outlines the steps, and our US market analysis frames the macro outlook.
Asking prices are only the starting point. For a typical North Las Vegas house expect closing costs of a couple of percent, an annual property tax bill that is low by US standards because Nevada limits yearly assessment increases, homeowner's insurance that is comparatively moderate for a desert state, and utility bills dominated by summer air-conditioning. Landlords should also budget for management fees of around 8-10% of rent and periodic repairs to pools and cooling systems.
If you are buying purely as an investment, compare the rent you can achieve for a 3-bedroom, 168 m² house with your financing cost. Our property valuation tool can help you test an asking price against local comparables, and the consultation team can point you to vetted local agents and property managers.
Henderson is the upmarket neighbour to the south, while San Diego and New York offer very different price points. For cheaper homes nationally, see US properties on a lower budget. The full United States overview lists all cities we cover.
North Las Vegas is where Nevada's no-income-tax appeal meets family-sized houses at below-valley-average prices.

On the evidence of our listings the city is relatively affordable, with a median ask of €384,409, but Las Vegas has a wider range of condos and luxury homes. Compare similar-sized homes street by street.
Yes. Nevada does not limit ownership by non-residents. Funding and tax reporting are the main practical issues.
The median home in our listings is 168 m², with a median price of €2,256 per square metre. Three- and four-bedroom homes dominate.
Many newer subdivisions have an HOA with monthly dues and rules about parking, landscaping and rentals. Read the covenants before you buy, particularly if you intend to let the property.
Extreme summer heat, car dependency, and variation in neighbourhood quality. Walk the area at different times of day and ask about flood-control channels and planned development.
