Buyer's guide: Miami Beach

Miami Beach real estate is a condominium market: current listings on RealEstateAbroad show 1,171 properties, of which 997 are apartments, with a median asking price of €603,433 and a median size of only 95 m². Florida lets foreigners buy freely, and the barrier is usually insurance, building rules and cash flow rather than eligibility.

Prices on Miami Beach

At €6,467 per square metre, Miami Beach is among the priciest places we cover in the US, though the spread is huge. The lower quartile asks €323,842 while the top quartile reaches €1,787,949, which is the difference between a small studio and a waterfront penthouse.

Property types and sizes

Apartments dominate with 997 listings, versus 165 houses and 9 land plots. Studios (113) and one-bedrooms (379) together account for around 42% of the market, followed by two-bedrooms (377), three-bedrooms (123), four-bedrooms (80) and five-plus (85). Detached houses are mainly on Miami Beach's island neighbourhoods and are far more expensive per metre.

See all US apartments and condos or browse houses if you want a private plot. If you are investing, small units may be restricted on short-term rental by the building or city.

Know the neighbourhoods

South Beach, south of 23rd Street, has Art Deco architecture, Ocean Drive and nightlife. Mid-Beach and North Beach are quieter and often better value, with large oceanfront towers along Collins Avenue. Sunset Harbour and the Venetian Islands are popular with residents who want marina access and a calmer pace, and the Lincoln Road pedestrian mall is the retail and dining core.

Miami International Airport is around 20 to 30 minutes away. Sea-level rise and storm surge are central issues: elevated ground floors, flood insurance and whether the building has seawall or drainage upgrades all affect long-term value.

What overseas buyers should check

Florida enacted stricter inspection and reserve rules for condominium buildings following the 2021 Surfside collapse. Before buying a condo, ask for:

  • the building's milestone inspection and structural integrity reserve study
  • the reserve fund balance and any pending special assessments
  • monthly HOA dues and what they include (insurance, water, amenities)
  • rental restrictions: some buildings ban short-term lets or impose minimum lease terms
  • the wind and flood insurance quote, which has become a major cost

Florida has no state income tax. The state charges documentary stamp tax on deeds (typically paid by the seller) and a mortgage-related intangible tax if you borrow. Foreign buyers often pay cash or use foreign-national loans with 25-40% down; read US financing and the US buying guide. Use the mortgage calculator to test payments.

Running the numbers on a small condo

Because the median unit is only 95 m², buyers often discover that monthly charges matter more than the purchase price. A realistic budget for a Miami Beach condo includes the building fee, insurance (usually bundled for the building but still increasing), property tax, a reserve for any special assessment and, if you finance, interest at foreign-national rates that are typically above domestic mortgage rates.

If you plan to live there part-time, look for buildings with a strong management company and healthy reserves, as well as a clear policy on guests and leases. If you are an investor, price your return on net rent after fees and vacancy, not on headline daily rates. Use the valuation tool for a quick sanity check and talk to our team through the contact page if you need introductions to local counsel.

Other Florida and US options

The main other Florida market in our coverage is Naples on the Gulf coast. For a cheaper sunbelt alternative, see Las Vegas; for dense urban living, New York. Visit the United States page for the whole list.

On Miami Beach the purchase price is only half the story: insurance, reserves and special assessments decide whether a condo works as a long-term holding.

Buying property in Miami Beach: FAQ

Can foreigners buy property in Miami Beach?

Yes. Florida has no citizenship or residency requirement for buying real estate. You do need a way to receive and verify funds and, if you do not live in the US, an understanding of how rental income and sale proceeds are taxed.

How much does a condo cost in Miami Beach?

The median asking price across current listings is €603,433, but the median covers many sizes. The lower quartile begins at €323,842 and the top quartile starts at €1,787,949.

Can I rent out my Miami Beach condo on Airbnb?

Only if the building and city rules allow it. Many buildings ban stays under 30 days or even 6 months, and Miami Beach has zoning limits in some districts. Confirm in writing before buying with rental income in mind.

What are the main ongoing costs?

HOA or condo fees, property tax (roughly 1-2% of assessed value including local levies), wind and flood insurance, and utilities. Fees can be a large share of the monthly budget for older oceanfront towers.

Is Miami Beach at risk from flooding?

Parts of the barrier island flood during king tides and storms, and the city has invested in raised roads and pumps. Check a property's elevation certificate and flood-zone status.
