Buyer's guide: Katy
Katy is a suburban house market: of 1,121 current listings on RealEstateAbroad, 1,115 are detached houses, only 4 are apartments and the median asking price is €335,240 for a typical 227 m² home. Buyers choose Katy for its schools, space and relatively low prices compared with other major US metros.
The middle half of listings ask between €277,132 and €486,949, a narrow band for a US city. The median price per square metre is €1,638, one of the lowest among the markets we cover in Texas, because of the large lots and standardised builder inventory.

Four-bedroom homes lead with 602 listings, three-bedroom homes follow with 315, five-plus bedrooms account for 192, and two-bedroom or smaller homes are rare (10 in total). Land is negligible, with two plots. If you need an apartment, you will find almost none here; look at the US apartment listings for other cities.
Browse all US houses for comparison, or look at cheaper US properties if your budget is tight.
Katy is a city west of Houston, reached along Interstate 10 (the Katy Freeway), and its zip codes spill into Harris, Fort Bend and Waller counties. Master-planned communities such as Cinco Ranch, Grand Lakes, Cross Creek Ranch and Katy Mills area dominate, with community pools, trails and golf. Katy ISD is widely regarded as one of the strongest school districts in the state, which drives demand from families. Katy Mills mall and the Katy Asian Town area bring shopping and food. The Energy Corridor, a major cluster of oil and gas employers, is around 20 minutes along I-10.
Buyers are typically energy-sector professionals and relocating families. Flood risk is the main physical issue: Houston-area flooding during Hurricane Harvey affected parts of Katy, so check the flood zone, elevation, and whether the property is near a drainage channel or reservoir.
Texas has no state income tax, but property tax is high, typically around 2% or more of assessed value once county, school, city and special-district levies are combined. Many Katy communities also sit in Municipal Utility Districts (MUDs), which add a district tax rate and need careful reading of the seller's disclosure.
Foreigners can buy freely, though Texas passed a 2025 law restricting land purchases by citizens of certain countries of concern. Check eligibility with a Texas attorney. Our US financing page and buying guide cover loans and the legal process, and the mortgage calculator helps test the monthly budget.
Much of Katy's pricing power comes from the school district boundary, so check which campus a home is zoned to rather than relying on the postal address. The district's size means zoning can change between neighbouring streets. Commuting is the trade-off: the I-10 corridor is congested at rush hour, though toll lanes, the Grand Parkway and the Westpark Tollway offer alternatives for a fee.
Budget also for the car-dependent lifestyle: two vehicles are normal. Utilities are high in the summer, and lawn and pool care are routine. Use the valuation tool to test an asking price, and the contact page if you want an introduction to a Houston-area agent.
In Texas-style value terms, Las Vegas and Henderson offer different tax profiles, while San Diego shows what California costs. For Florida, see Naples. The US country page has all cities, and the US analysis provides context.
Katy is a school-district and commute story: the house price is only half the bill once Texas property tax and MUD levies are added.

Generally yes, but Texas passed a law in 2025 limiting property purchases by individuals and entities linked to certain foreign governments. Buyers from other countries are not affected, but you should have a Texas attorney confirm.
The median asking price is €335,240, and the middle half of listings lies between €277,132 and €486,949.
Municipal Utility District taxes pay for water, sewer and drainage infrastructure in newer communities, and are added to the normal property tax bill. The rate varies by district, so ask the seller for the current rate.
Parts of Katy and the surrounding area flooded during Hurricane Harvey in 2017, and drainage projects have been built since. Always check the flood zone and flood history for a specific property.
Very few. Katy is almost entirely single-family houses and some townhomes. If you want an apartment or condo, a central Houston submarket is a better bet.
